Every boiler is unique. Even when they are the same exact models, they are still unique from each other. Metal thickness, skin temperatures, heat tolerances are all direct evidence of this. One of the most important steps in boiler’s lifetime (regardless of make, model or serial number) is when it goes through its initial startup and commissioning process. When done properly, it sets the tone for the how the boiler will operate during optimum conditions. When done poorly, or not at all, it could lead to immediate and profound problems. While there are multiple checkpoints that must be verified and tested during startup, this post will focus on the ones regarding boiler water treatment and what is required for the cleaning and chemical passivation of a new boiler system.

Attention NYC Building Owners! The governing bodies of New York City and New York State are requiring all owners of cooling towers to implement a Cooling Tower Maintenance Program and Plan by March 1st, 2016 or face potential fines and penalties. Navigating the City and State laws that require this maintenance plan to be in place may not be easy for some and there is a possibility that many cooling tower owners do not even realize that there are new requirements that need their attention immediately.

If you are just catching up on your New York Cooling Tower laws, there has been a lot going on lately! Building owners, water treatment companies, and environmental consultants have all been struggling to keep up with the evolving regulations. The current “law of the land” that governs what must be done in order to properly operate a cooling tower in New York City was established in Local Law 77 of 2015 which was passed by NYC Mayor Bill de Blasio on August 18th, 2015.
It is every building owner’s worst nightmare in the dead of summer. It is 98 degrees outside and your phone starts ringing… and ringing… and ringing. During the hot summer months your building’s air conditioning system becomes the lifeblood of your facility. If your A/C goes down completely, or even if just has a day that it can’t keep up with the heat well, your phone is going to start to ring off the hook and it won’t stop until you fix the problem… or until the Fall… whichever comes first! When your air conditioner suddenly stops performing correctly, it could definitely be cause for alarm or sometimes it can be a simple fix; something as simple as a popped circuit breaker … or a little dirt. As a water treatment service provider specializing in boiler water treatment, cooling tower water treatment, and HVAC cleaning services, we see a lot preventable issues with commercial HVAC units.

Spring is finally here in the northeast! (Well sort of... it's still pretty darn cold.) And that means that it is time to consider how your boiler system will spend the next few months while it sits dormant offline. If you own and/or operate a facility with a commercial steam boiler that only gets seasonal use, then this topic is for you.

Recent events in New York City have once again brought Legionnaires Disease onto the radar for many facilities throughout the Northeast. The latest Legionellosis outbreak reported in NYC has been allegedly linked back to an infected cooling tower in the Bronx. It has been reported that the facility in question is now under the watchful eye of the New York City Health Department. Legionella in a cooling tower is a serious issue because of how a cooling tower operates; not only does the bacteria thrive in an under-treated environment, but the the tower mechanism itself acts as the perfect way to dispurse the bacteria in water droplets into the atmosphere. As you can imagine, attorneys have already threatened to bring suit, and facility managers across the New Your City are re-thinking their protocols for dealing with legionella. Many building owners are trying to figure out if they have the best water treatment company in New York working for them. There is a very good chance that there were steps that could have been followed that would have prevented this unfortunate event; and if the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE) get their way, there soon will be.

Would the owners of your company be happy if you took $50,000 of their money and set it on fire? I know it seems like a silly question – because of course they would! Yet every day, in thousands of facilities across the United States, failing steam traps go unchecked and the dollars in lost energy just pile up. Failing steam traps are a major cause of energy loss in a steam system and can easily equate to serious dollars going right down the drain. Think about it this way: Let’s assume, for the purpose of this example, that it costs $5 to produce every 1000 pounds of steam at 100 psi (depending on your system’s efficiency it could be much more) and that, at 100 psi, just one failed steam trap could potentially allow over 800,000 pounds of steam to escape your system every month. That means that every month your facility could be losing over $4000 in energy! One failed steam trap could quickly equate to over $50k per year right out the window.

A plate-and-frame heat exchanger is a compressed pack of thin, vertically standing, corrugated metal plates usually made from stainless steel with open ports for the passage of two fluids between which the heat transfer will occur. The plate pack is pressed together between two thick metal pressure-retaining frames and is compressed with large tightening bolts.
